Integrated Strategic Planning
Charter will assist clients in long term real estate planning,
including developing an overview of the client’s needs for
the term deemed necessary by the client and preparation of economic
models.
Expansion/Contraction Analysis
Charter will, based on the client’s defined needs:
- develop a plan for expansion or contraction by use
- perform analysis of potential space savings through re-configuration
- perform analysis of expansion potential through adjoining land
purchase or lease opportunities
- perform analysis of market options for expansion
- perform analysis of sale, sale-leaseback, lease, sublease, or
lease renegotiation options for contraction
- perform cost analysis for expansion or contraction options
Disposition Planning & Resolution
Charter will, in the circumstance of reduction of leased space
or liquidation of owned property, analyze appropriateness of lease
or sale and marketing options,
determine the use of in-house staff or outside professionals, determine desirability
of open public offering or quieter direct marketing efforts, outline requirements
of brokerage firm to be engaged and prepare “request for proposals”.
Lease
Negotiations
Charter provides a full set of services for lease negotiations, including:
- negotiation of new leases, renegotiation, options or other lease issues
- preparation of all issues to negotiate
- preparation of the strongest argument
- analysis of likely outcome and backup positions
- actual negotiations
- review of lease drafts in collaborations with counsel
Site Assembly & Acquisition
When expansion or relocation calls for a new site, Charter will assist the
client in defining the ideal location, analysis of potential sites, determination
of
best available option, negotiation and completion of the purchase.
Move Coordination & Space
Planning
Charter understands the complexity of a move, whether from location to
location or simply a restructuring of your employees in house. We have
experience coordinating
all of the facets of the move; IT, systems furnishing, electrical requirements,
changes to HVAC, telecom, systems furnishings, layout standards, and the

Proposal
Development & Management
Charter can provide its clients the analysis necessary to determine the
best specifications required for real estate RFP’s, whether it
be for lease or purchase requirements. Charter is prepared to formulate
and create the RFP’s
as well as subsequently manage the selection process.
Development Management & Permitting
Charter will coordinate all development activities, including:
- planning, feasibility and budgeting
- site planning
- architectural review from design development to working drawings
- coordination of the local, state and federal permit processes
- general contractor and subcontractor selection
- construction draw coordination with financing institution
Construction
Management
Charter will provide clients with construction management of
interior fit-up or refit. Typically, this work is performed on
an open book, fixed
fee
basis.
Financing Consulting
Charter will assist a client in the process of alignment of financial
statements to provide the highest or best level of debt service for
its real estate.
Analysis of maximum debt service is compared to required debt service
coverage, impact
of cash flow versus tax benefits, and other financing functions are
examined to make the best fit for the client and their real estate
holdings.
Mortgage Placement
Mortgage placement has become much more of a bidding process.
Charter assists in preparation of the mortgage placement package
to present
the assets
in their best light, distribution of this package, organization
of queries and proposals,
analysis of benefits of each proposal, negotiation of mortgage
terms, and assistance in closing.
