Lease & Master Lease
Administration
Charter’s lease administration services give clarity to the operation’s
leases and their lease terms, maintenance of a portfolio record of all lease
rights, estoppels, subordinations, and addenda. Missing a term or misinterpreting
a clause can be a very costly mistake for either side – landlord or tenant.
Services include:
- common area maintenance (CAM) reconciliations
- oversight of landlords or tenants to assure performance
under the lease
- assist in assuring the best possible economic performance
for the landlord or tenant client
Lease Audit
Charter’s lease audit service analyzes and determines the
proper payments a tenant should pay. We carefully determine the
financial responsibilities of
each party and review all common area charges or reimbursements. We then open
negotiation with the landlord providing third party mediation and allowing for
continued positive relations between tenant and landlord.
Permit Administration
Charter’s permit administration may be one of the most important
functions
outsourced in today’s complex permit atmosphere. Our maintenance of a detailed
list of all permits in place, renewal dates, expiration dates, and requirements
for renewal, keeps our clients up-to-date with their current occupancy and use.
Charter’s ongoing efforts in the permit field allows us to also keep our
clients in touch with upcoming regulatory issues likely to affect their permit
conditions or re-permitting.
Facilities Management
At Charter, facilities management is meant to describe the maintenance,
budgeting, operation and control of the real estate assets of
a user and the control of
how this real estate portfolio performs both in terms of its benefits to the
client as a user and its return on investment as an asset. Essentially, Charter
handles all real estate and facilities functions while our client retains the
normal asset management functions.

Property Management
Property management is the service typically provided to landlords and is required
when a client owns stand-alone investment property or where the client has sub-tenancy
requiring rent collection, repairs and maintenance, lease renewals, and other
landlord functions. In this case Charter takes over all day-to-day functions
of the property in terms of the tenancy, maintenance, budgeting, operations and
control. There are cases where both facilities management and property management
may be required in the same structure.

Asset Management
Charter‘s asset management provides the financial controls
to examine the ongoing viability of a real estate asset as an investment.
Through asset
management
the investor gains information on economic performance of the real estate asset,
as well as comparable information on other investment vehicles in order to
make an educated analysis of the quality of the investment. This form of analysis
has become common for massive institutional investors in real estate such as
insurance companies and REITs and is becoming a larger focus for typical corporations
and institutions.
Tax Abatement
Charter‘s tax abatement service assists as a third party expert negotiator
in obtaining an equitable real estate tax assessment from your local assessor.
With the assistance from your counsel, we provide valuation analysis, assessment
adjustments for tax equity and consistency, and determine the best argument
in order to obtain equity. We file the appeal on your behalf and represent
your
best interests in resolving a reasonable valuation with the assessor.
