Market
Condition Report
Charter provides analysis of real estate market conditions for the various
types and locations of the client’s properties. Market conditions analyzed
include:

- determining current vacancy, occupancy and absorption rates

Portfolio Evaluation
Charter tailors the analysis of a real estate portfolio to the
client’s
needs. Such analysis includes:
- determination of the highest & best use
- profile valuation for each property
- comparison of “in-use” versus market value
- estimation of position in the real estate cycle
Space Requirement Analysis
Charter surveys the client’s real estate in current use for
profiles of density, business function, infrastructure issues,
transportation,
access and
functionality. With this profile Charter can determine a client’s space
efficiency and identify opportunities to effect savings.
Competitive Space Analysis
Charter will assist client’s in making decisions regarding
the occupancy of additional space, whether by purchase or rental,
including
analysis of total
occupancy costs, current rent rates and net present value calculations.
Current
Site Analysis
Charter, based on the primary functions of the client, will assist
in the analysis of the current site by examining whether other
locations might be more advantageous
for economic, political or other reasons.
Facilities Requirements
Charter will review a client’s currently used real estate
for functionality of the facility, to identify deferred maintenance
and opportunities to cure
obsolescence, to develop capital replacement budgets, and to review contractual
and vendor
relationships for savings.
Management Analysis
Charter will review real estate portfolio holdings for issues
of property management including:
